The Challenge
This open pasture block, sitting between woodland belts and existing farmland, had no short- to medium-term development potential due to planning constraints and access restrictions. The owner faced ongoing maintenance costs, liability exposure, and under-utilisation of a valuable asset. Apex Land Management was tasked with designing a sustainable, income-generating use that reduced risk while maintaining long-term flexibility.
Our Approach
We re-imagined the site as a series of individually owned or leased pony paddocks, supported by a shared access and management structure.
Subdivision & Layout Design: The land was split into manageable paddocks, ranging from 0.75 to 4 acres. Boundaries were aligned with hedgerows and natural features, providing direct vehicular access via an upgraded central track.
Infrastructure & Services: Water feeds were split across fields to ensure equal supply, and geo-stamped boundary points were installed so each buyer could erect fencing to their preference.
Governance & Long-Term Management: A shared management company was created to oversee the access track, maintenance, and boundary compliance, ensuring smooth long-term operation and clear ownership.
The Outcome
Through strategic division and infrastructure planning, the site was transformed from a passive liability into a self-managing, income-producing rural asset.
