The Challenge
This land, located to the rear of existing homes, was a constrained back-garden plot with limited access and surrounding residential sensitivity. Early proposals were refused due to density and character concerns, leaving the site landlocked and without clear development potential.

through to successful approval and disposal.
Planning Strategy & Appeal: Developed a cluster-home concept for four 1-bed starter
homes within a compact, landscaped layout, securing planning permission at appeal after
overcoming objections on density and character.Access Acquisition: Negotiated access rights on a subject-to-planning basis,
eliminating upfront cost risk for the landowner and completing the purchase once
permission was achieved.Exit & Disposal: Structured the sale of the consented site to a local builder, maximising
return for both landowner and investor with full planning and infrastructure certainty.
The Outcome
A once-redundant back garden has been transformed into a high-value starter-home scheme, providing sustainable new housing and significant uplift in land value.
